Cordia UK Receives Green Light for Major Regeneration Project in Birmingham’s Jewellery Quarter

Cordia UK has been granted planning permission for its Mott Street and Nightingale development — a landmark residential-led regeneration project that will transform a key site at the northeastern edge of Birmingham’s Jewellery Quarter.

The scheme will deliver 179 high-quality Build to Rent apartments, set across the restored historic Nightingale Warehouse and two contemporary new-build blocks on Mott Street. In addition to residential units, the project includes commercial spaces and resident amenities, creating a lively, community-focused mixed-use environment.

Continuing the Regeneration of Great Hampton Street

The Mott Street and Nightingale project marks the next phase of Cordia UK’s ongoing regeneration of Great Hampton Street, following the successful completion of The Gothic and The Bank, and the ongoing construction of The Lampworks and Bradford Works.

Building on these achievements, Cordia UK’s latest development will play a key role in reconnecting and revitalising the Jewellery Quarter, Newtown and the Gun Quarter, bringing new life, footfall, and investment to this historically rich district.

Respecting Heritage, Building for the Future

The design carefully integrates the new buildings into the historic character of the Jewellery Quarter, reinstating the original street line.

The development brings together the old and the new — preserving the distinctive industrial character of the site while introducing modern design, energy efficiency, and contemporary living standards.

The development will also bring back into use two important historic buildings, preserving their legacy while delivering a fresh, modern living environment.

At the heart of the scheme is the restoration and adaptive reuse of the historic Nightingale Warehouse, a cherished reminder of the Quarter’s manufacturing past. Its carefully preserved façade and characteristic proportions will be integrated with a sensitive mansard roof extension, creating elegant new homes that celebrate the building’s legacy rather than overshadowing it.

Sustainability and Energy Efficiency at Its Core

Cordia UK continues to lead the way in green, energy-efficient urban development, ensuring that sustainability is embedded into every stage of the design and construction process.

Each apartment will achieve a minimum EPC B rating, powered by Air Source Heat Pumps (ASHPs) that provide a low-carbon, efficient solution for heating and hot water.

The buildings will also feature an extensive photovoltaic (PV) array across their roofs, capable of producing up to 2kWp per apartment. This renewable energy system will significantly reduce carbon emissions and contribute to lower operational costs for residents.

Together, these sustainable technologies will enable the development to operate with optimal efficiency, and advance Cordia UK’s broader mission to deliver future-ready, environmentally responsible homes in Birmingham’s Jewellery Quarter.

Through thoughtful urban design, Cordia UK aims to create a safer, more welcoming and pedestrian-friendly environment that enhances local quality of life. The project introduces green spaces, co-working areas, lounges, shared kitchens, a gym, and multi-use studios, fostering community and wellbeing among its tenants.

By introducing new residents and commercial activity, the development will raise the value and profile of Great Hampton Street, making it a more desirable and vibrant place to live and work.

In line with Cordia UK’s commitment to community regeneration, the project will feature ground-floor commercial units available at preferential rates for local Jewellery Quarter businesses.
