Trident Building Consultancy Appointed to Tottenham Redevelopment Scheme

NATIONAL surveying practice Trident Building Consultancy has been appointed to lead an ambitious project to convert a former Booker wholesale site in Tottenham into a modern logistics hub.

The scheme includes the complete redevelopment of a 3.06-acre site on Queen Street in the North London town, including the demolition of the existing warehouse and the construction of three warehousing and logistics units.

Trident Building Consultancy was appointed to the scheme with the brief to achieve a BREEAM rating of outstanding in a bid to futureproof the development.

To achieve this, the construction phase will utilise low-carbon materials, reduced concrete use, and circular economy principles, and once completed, the new buildings will employ PV panels, heat pumps, an efficient new substation, and will support the use of electric vans and lorries.

Teodor-Constantin Sofia, Senior Project Manager for Trident Building Consultancy, is leading on the project.

The surveying practice, which is headquartered on Throgmorton Street in the City of London, has been appointed to oversee the full redevelopment, from beginning through to delivery.

Teodor said: “From an environmental and sustainability point of view, this is a very ambitious scheme. Targeting BREEAM Outstanding exceeds standard requirements for a development of this type but is something our client is very keen to achieve.

“As well as the circular economy commitments and green building features, we will be retaining the existing vegetation on the site, which includes a significant number of mature trees, and enhancing green space to support the environmental goals, as well as to make Queen Street a more pleasant place to work.

“I’m very excited about this project, which will deliver employment benefits for this part of Tottenham.”

The construction scheduled is expected to last around nine months.

Once completed, the warehouse units – which will have a combined GEA of 78,123sqft – will be suitable for modern logistics and distribution businesses operating in and around the capital.

Teodor added one challenge of the scheme will be to carry out construction work with minimal disruption to neighbouring residents and businesses.

“We will plan the construction schedule to ensure traffic disturbance is kept to a minimum,” he said.

“However, as part of the full scheme works, we will be carrying out significant improvements to the local road infrastructure, which will benefit not just the occupiers of the new development, but everyone who uses Queen Street.”
