Regeneration of North Wingfield celebrated at event held to mark decade of investment

A decade of investment in North Wingfield has been marked at a celebration event.

Rykneld Homes Managing Director, Niall Clark, shared some of the achievements of partnership working in the area as those involved in multiple projects over the last ten years gathered to reflect on the regeneration.

He revealed that since 2015 a total of £26.8m has been invested in improving homes in North Wingfield, with 120 new homes built and 233 existing properties improved.

“What’s been achieved in North Wingfield is an example of collaborative and partnership working across the public and private sector to give our customers high quality homes while also delivering the best value for money for the taxpayer and wider economy.

“We are now using what we’ve learned as a blueprint for the regeneration of Stonebroom and in the future, other areas as we continue our work to provide safe and decent homes for our customers,” Niall said.

North East Derbyshire MP Louise Sandher-Jones praised the regeneration.

She said: “I’m a great believer in making the most of the opportunities you get and housing is absolutely pivotal for people to be able to build a life.

“When I speak with other MPs from around the country it’s clear that North East Derbyshire is leading the way when it comes to setting the standard for social housing.

“This Labour government wants to build 1.5 million homes over this parliament. We also want to ensure that both new and existing homes are good quality, energy efficient, safe and decent.

“North Wingfield and the work that has been carried out in this area is an example of how collaboration and partnership working is the way to achieve that.”

Councillor Nigel Barker, leader of North East Derbyshire District Council leader, added: “I grew up in this area, so seeing the regeneration has been personal for me.

“Rykneld Homes has played a hugely significant role in improving housing and community facilities, and this project reflects that commitment.

“Because of the efforts of everyone involved, our residents benefit from better homes and stronger communities.”

Multiple organisations have been involved in improving the area over the years.

Sustainable Building Services (SBS) led several retrofit schemes across the area, improving energy efficiency of the homes resulting in lower bills for customers.

Gary Lawson, Managing Director at SBS said: “The overall aim of our work is to tackle the five main crises of modern times – the cost of living, energy security, climate change, the housing crisis and health.

“As a result of our 8 year partnership with Rykneld Homes, 3,000 people have improved living conditions and wellbeing and cheaper bills.

“Our shared vision is to continue working together to improve local homes.”

As a result of the investment 120 new homes were built in the area, some replacing older stock, with a further 61 properties also built in the area.

In 2023, a number of post-war low quality properties were demolished in preparation for the new homes built by Vistry, made up of a mix of 2, 3 and 4 bed houses and 2 bed bungalows for affordable rent and 22 homes for open market sale.

Andy Reynolds, Managing Director Vistry South East Midlands, said: “Whiteleas was both an exciting and challenging scheme which saw us building new homes in and around existing social and rental properties with residents living alongside the development.

“The new two, three, and four-bed homes provide a mix of tenures to blend modern, high quality family-friendly homes with the existing community.

“Through collaboration and partnership working, we’ve created a lasting legacy here in North Wingfield that we can all be proud of.”
