Lovell Reaches Milestone in Wombourne as Site Works Commence for 121 Homes

PARTNERSHIP housing specialist Lovell has announced successful progress at its Pool House development in Wombourne, Staffordshire following the official start on site for the first phase of homes.

This significant step forward comes following planning approval and Section 106 agreements earlier this year, as well as the recent acquisition of the second plot of land for the site.

Work is now underway on the site to deliver 121 high-quality homes, including 72 open market homes and 49 affordable properties (25 for social rent and 24 for shared ownership) boosting the local housing supply in partnership with South Staffordshire District Council.

Steve Ulfig, regional land and pre-construction director at Lovell in the West Midlands, said: “Breaking ground at Pool House following the acquisition of this second plot – which comprises two separate parcels of land – represents a huge moment for Lovell and the local community. It underscores our commitment to working seamlessly with South Staffordshire District Council to unlock land and deliver much-needed high-quality housing.

“With this significant milestone in the development, we’re increasing the overall supply of social rent and shared ownership homes in Wombourne, while also creating a well-balanced, sustainable community where people can thrive. We look forward to seeing the site progress rapidly over the coming months.”

The site features dedicated allotments, a community orchard, play areas and sustainable drainage systems, alongside £180,000+ in local Section 106 investments towards healthcare and public transport.

Lovell and South Staffordshire District Council have a strong track record of collaborative delivery, having previously brought 137 homes to the region in recent years.

First completions for the initial phase at Pool House, which will be known as The Orchards, remain on track for late 2026. For more information visit, https://newhomes.lovell.co.uk/developments/the-orchards/
