Fairham Business Park – New Year Progress Check
Fairham Business Park, which is being developed and managed by Clowes Developments continues to blossom as Clowes press on. With occupiers including Vision Express (Essilor Luxottica) and SLS Medical on site, Clowes and their agents, FHP and Fisher German are delighted to provide further updates.
Situated in Fairham, the flagship 606-acre brand new neighbourhood, Fairham Business Park is conveniently located outside of the Workplace Parking Levy and just minutes from the centre of Nottingham. The business park offers one million square feet of purpose-built commercial space with over half already built, another building nearing completion and more on the way.
The most recent building under construction is a bespoke facility totalling just over 100,000sq ft for ABB. ABB have invested around £27 million in their brand-new UK earthing and lightning protection factory at Fairham Business Park. With practical completion edging ever closer, the unit, built by lead construction contractor TanRo will be handed over to ABB ahead of schedule. ABB will then complete their move into the premises and begin settling their teams in at Fairham.
James Richards, Development Director at Fairham Business Park and Clowes Developments commented,
“We are delighted to enter the new year with positive news at Fairham Business Park. The property sector has undoubtedly seen a downturn in momentum in recent months, but interest in Fairham Business Park continues to go from strength to strength. This is by no means something we take for granted, we work tirelessly with our agents and professional teams to make commercially sound decisions where our developments are concerned. We are confident that Fairham Business Park will continue to benefit from our tried and tested strategy.”
Elsewhere on the business park, FHP have secured a ‘blue-chip’ covenant tenant for the 100,000 sq ft unit owned by Hines, a global real estate investment, development, and property manager. Hines purchased three units at Fairham Business Park totalling 250,000 sq ft from Clowes Developments back in 2023 as part of a much larger deal. The joint venture saw Hines purchase eight units across three sites in the East Midlands from Clowes. The deal was valued at just over £100m. This recent lease agreement will see two of their three units at Fairham occupied with the new occupier to be announced and full details to be disclosed in due course.
Tim Gilbertson, FHP Property Consultants commented,
“What a pleasure it is to see Fairham Business Park continue to blossom as Clowes Developments invest more and more into the park and see such good returns with more and more deals happening as a result.
It really is the prime location in the East Midlands where the fabulous location outside Nottingham’s Workplace Parking Levy, augmented by terrific onsite facilities which will only improve in the coming weeks and months still further, making it the place to be for any business wanting the best that Nottingham and the wider East Midlands can offer.”
The Fairham Business Park design code features the highest quality buildings dedicated to both sustainability and economic advantage set within 200-acres of landscaped infrastructure and surroundings across Fairham.
2024 saw Clowes invest heavily into the business park’s 50-acres of green open space and landscaping Foresters Avenue with established planting. Even in the bleaker months, their efforts are paying off as Fairham Business Park looks luscious and full of life.
With over half the scheme now under offer and either sold or let, there are limited opportunities for build to suit facilities remaining on phase one of the prominent site adjoining the A453 and outside of Nottingham’s Workplace Parking Levy.
The next phase of the development has undergone extensive ground works in readiness for construction. Phase two will see not just manufacturing and distribution space available but also space suitable for offices, a hotel, leisure facilities and other conveniences including roadside retail and trade counters. Fairham Business Park offers a unique opportunity for Nottingham businesses to expand, harvest investment and nurture local talent.
Charles Warrack, Fisher German commented,
“The undoubted success of the park has enabled the unique offering of the Phase 2 plot where occupiers including offices, gym, hotel and education, and health uses can be accommodated in state-of-the-art high specification design and build bespoke buildings.”
The business park has excellent transport links into the city of Nottingham including fully accessible cycle routes and walkways. Fairham Business Park is within easy reach of Junction 24 of the M1, East Midlands Airport and adjoining the NET Tram Park & Ride site, with further transport improvements expected. Fairham Business Park offers the perfect location for conducting business and harnessing local talent.
