Bellway plans to build 452 new homes on land in Milton Keynes

Bellway is aiming to build 452 new homes in Milton Keynes, after buying five parcels of land in the Whitehouse area of the town from L&Q Estates.

The developer is looking to build 175 new homes on two parcels of land on a 10-acre site off Watling Street, which were acquired in October 2021. The plan is to deliver 122 two, three and four-bedroom private houses, plus 53 affordable homes comprising apartments and houses, with a detailed application for the scheme currently under consideration by Milton Keynes Council.

The housebuilder also hopes to provide a further 277 new homes on three parcels of land on a neighbouring 15-acre site. The proposals are for one and two-bedroom apartments and two, three and four-bedroom houses, with a mix of private and affordable housing following the acquisition of the site in December 2021.

Paul Smits, Managing Director of Bellway Northern Home Counties, said: “We anticipate initial planning approval to be granted in the spring, with preliminary construction works to commence during summer of 2022.

“We have a good working relationship with Milton Keynes council and L&Q Estates and that continues to be beneficial not only for us but also for Milton Keynes where we are working together to create new neighbourhoods for people to live in.”

The new homes will form part of the Western Expansion Area, which is an 864-acre site allocated for development by the council as part of the Milton Keynes Local Plan in 2005. Outline planning consent was granted in 2007 for a total of 6,500 new homes, with 4,400 of these in the Whitehouse area.

Paul said: “Local planners have identified that there is a pressing need for thousands of new houses in Milton Keynes to help keep pace with the expansion of the town.

“With our divisional headquarters based in Milton Keynes, we have a very close association with the town and are proud to be able to be part of the team delivering the housing that is needed here.

“We are currently building 239 new properties at Wavendon View and 168 more at Wavendon Chase in Milton Keynes. We have also recently been selected by Homes England to deliver 160 modular homes at a development at Tattenhoe Park in the town, and have submitted plans to build 110 new homes in Greenleys. This is all proof of our ongoing commitment to the development of Milton Keynes.”

Ian Hardwick, Managing Director at L&Q Estates, said: “This development very much fits in with our ethos of creating successful places where people want to live. New homes on this land will continue to build a sustainable community in this part of Milton Keynes.

“We have, as master developer, worked on Fairfields since the early 2000s, creating not just areas for housing but also extensive landscaped open space, fantastic play areas, and providing funding for new schools and health facilities whilst also providing new habitats for a range of protected species.

“It is great to see that work is building momentum to help meet the housing demand of a place which continues to grow.”
