Fancourt Property Group has been appointed by Sunley Project Solutions to deliver a design and build turnkey solution for 17 super prime residences in Bayswater. Situated on the corner of Moscow Road and Palace Court, Esca House is a highly complex project requiring exceptional precision and careful planning throughout.

The works comprise the detailed design and coordination of 17 residences, demolition and façade retention of the first two floors, and full rebuild of the new 4-storey building over the Circle and District line which run directly beneath the project.

Fancourt Property Group is the turnkey delivery arm of the Statom Group. FPG are able to utilise the strength of the vertically integrated construction businesses within the Statom Group to manage and deliver the project in-house. Working with our client, we were able to optimise the spaces and specification to best meet their exacting requirements.

Demolition – Statom Demolition

The demolition works involve the retention of the existing brick façade while undertaking structural demolition directly above a live London Underground tunnel. These constraints demand meticulous engineering, robust temporary works, and strict adherence to safety and operational requirements of both TFL and Westminster City Council.

Piling – Franki Foundations

Given the close proximity of the TFL tunnel to the new structure Franki Foundations have designed a sleeved piling solution to ensure the integrity of the existing tunnel is maintained, alongside providing safe working methods to allow their installation.

Design – Apex Engineering

The new floor slab which spans the existing TFL tunnel has been designed as a series of PT beams incorporating innovative acoustic treatments to ensure compliance with regulatory and statutory obligations alongside stringent requirements set by the client for the premises.

Foundations and Frame – Statom Group

Statom Group take will deliver the pile caps, drainage and services, ground floor slabs as well as the reinforced concrete superstructure works. This will require complex coordination in a very constrained city centre, and primarily residential location.

Tower Crane – Trident Lifting Solutions

Given the incredibly challenging nature of the site, Trident Lifting Solutions have come up with an innovative crane proposal within the core to allow for construction and fitout within the proposed sequence.

Brickwork – Harvill Brickwork

Harvill Brickwork will be responsible for the external brickwork façade delivery as well as ensuring strict compliance with current fire regulations.

Mechanical and Electrical – Spark Tech MEP

Spark Tech MEP will provide the full mechanical and electrical installation for this high specification fit-out. This will involve full detailed design coordination and commissioning of the full installation.
