VolkerFitzpatrick Delivers Eastbrook Studios – London’s Largest and Most Sustainable Film & TV Production Hub

VolkerFitzpatrick is proud to announce the successful completion of Eastbrook Studios in Dagenham, East London—now the capital’s largest and most technologically advanced film and high-end television production facility.
Delivered on behalf of Hackman Capital Partners and The MBS Group, and designed by PRP, this £185 million development marks a major milestone in sustainable construction, creative industry growth, and community regeneration.
Spanning 567,000 sq. ft across 21.5 acres, Eastbrook Studios transforms a once-disused site into a world-class production campus. The facility includes 12 purpose-built sound stages ranging from 16,000 to 32,000 sq. ft, a 3-acre backlot, 190,000 sq. ft of production offices and support space, and 87,000 sq. ft of workshops. Two existing warehouses were repurposed into six sound stages, while six new stages were constructed to meet the highest standards of acoustic performance and flexibility.
As the main contractor, VolkerFitzpatrick successfully coordinated 97 subcontracts over a 120-week construction period, overcoming complex engineering challenges. Notably, VolkerFitzpatrick installed the UK’s first operable acoustic wall, enabling two stages to function independently or as one. To mitigate noise and vibration from the adjacent railway, VolkerFitzpatrick implemented floating concrete floors supported by 7,000 isolation pads per stage and used over 80,000 plasterboard sheets to ensure optimal soundproofing.
Sustainability was central to the project. Eastbrook Studios is the only UK film and TV studio to achieve a BREEAM Excellent rating. The facility features PV roof panels, all-electric low-carbon HVAC systems, sedum roofs for rainwater attenuation, and biodiversity-enhancing landscaping. Smart metering and sustainable transport strategies further reinforce its green credentials.
Beyond construction, VolkerFitzpatrick invested over £14 million in community initiatives. The project created 49 apprenticeships and generated a wide range of job opportunities, while the team also engaged with educational institutions including Brook 6th Form Academy and Barking and Dagenham College. VolkerFitzpatrick, with subcontractor support, also revitalised a neglected area at Valence Primary School, delivering a £22,000 sensory garden for students.
