Plans for 150 new homes in Leamington Spa approved by Council

Plans for a new development of 150 homes in Leamington Spa have been given the green light by councillors.
The reserved matters planning application for the site off Harbury Lane, which had been recommended for approval, was passed at Warwick District Council’s planning committee meeting on Tuesday, 11 March.
Planning consent for the development paves the way for Miller Homes, who have purchased the 18-acre parcel of land to the south of the town, to begin building work on its new housing scheme – to be known as Silver Willows.
The national housebuilder will deliver 60 of the homes as affordable housing, split between shared ownership and affordable rent properties, with the remaining 90 to be built and sold on the open market.
Miller Homes intends to begin building work on the land imminently, with a view to releasing its first homes for sale this spring, before welcoming its first residents later in 2025.

“Miller Homes will deliver 150 new homes to this part of Leamington Spa, supporting the additional residential and associated infrastructure being built in the immediate area. With planning permission secured, we will aim to move onto the site as soon as possible to prepare the site for our new homes.
“Silver Willows will comprise a collection of highly sustainable, energy efficient new homes which benefit from an excellent location to the south of Leamington Spa, with transport links via the nearby M40 to both Birmingham and London just minutes away from home.

Miller Homes’ residential development will sit within the wider proposed scheme off Harbury Lane, which is also set to include a new all-through school and the provision for a country park.
The site forms part of the wider regeneration of this area of Warwickshire, which is providing new residential developments and associated infrastructure to help develop the land between Leamington Spa and Bishop’s Tachbrook.
The developer will build a mix of one to five-bedroom homes at the Silver Willows scheme, including a range of two to five-bedroom homes for private sale. Some one-bedroom homes, and two-bedroom bungalows, will be made available as part of the affordable housing supply.
